SELLING YOUR HOME PUNCHLIST
 
 
  1. Signatures. Once the purchase agreement has been written with an accepted offer both parties must sign the document for it to be legal.
 
  1. Inspection. Once an inspector has been assigned or chosen, it usually takes 1-3 weeks for the inspection to be scheduled and then done. The inspector will call me to set up a date and time and I will confirm the appointment with you. Usually it is preferred that you not be present during inspection but a realtor will accompany the buyers if they chose to come. Usually there are items the inspector will find and the buyers will want repaired. We will discuss the inspections and negotiate the request for repairs based on their significance.   
 
  1. Banks. The buyers information will not be disclosed but as the closing attorney completes the title work the bank will set a closing date. The attorney will call me to set up a date and time for closing and I will confirm the appointment with you. The best advice I can give you is to be patient.
 
  1. Money at closings. This is a simple yet critical step in a closing. If you are bringing money to closing it MUST be in the form of a Cashiers check for the EXACT amount and made payable to the order of the closing attorney. I will give you the name of the person(s) and the amount you need to make the check out for. 
 
  1. Closing dates. Closing dates vary depending on the lender and sometimes it is necessary to change a closing date
